Lake Forest Senior Living Community Maintenance Staff in Plattsburgh, New York

1.Take direction from Maintenance Team Leader. 2.Identify building and grounds problems, solutions, and costs to remedy problems and present to supervisor. 3.Identify supplies needed and work with Team Leader for purchasing. 4.Maintain a clean, neat interior and exterior appearance of buildings. 5.Assure safe and proper storage of cleaning supplies and tools. 6.Participate in tasks needed to maintain buildings and grounds. 7.Maintain trees, shrubs, and flower beds. 8.Repair and re-seed lawns each spring or as needed. 9.Remove snow from driveways and sidewalks, whenever accumulated snow exceeds two inches or weather conditions are likely to develop/produce icy conditions. Assure safety of residents, employees, and guests by spreading ice melt as needed. 10.Check and respond to Maintenance Work Orders daily. Maintain record of jobs completed. 11.Repair or replace damaged or broken door and window hardware, plumbing fixtures, light fixtures, equipment, and repair cracks/holes in drywall and paint as needed. 12.Refurbish living units between occupants. 13.Requisition service from approved vendors, as needed, and only with permission from supervisor. 14.Maintain equipment/appliances according to manufacturers' recommendations, including routine oil changes for grounds care equipment, filter changes for HVAC units, etc. Maintain equipment in safe working condition at all times. 15.Inspect buildings and grounds on a regular basis. 16.Assure proper removal and disposal of trash and recyclable items. 17.Assist with set-up for special events. 18.Maintain an accurate record of chargeable services and provide record to supervisor by the 20th of each month. 19.This position will have on-call responsibilities for Lake Forest emergencies. (See on-call policy) 20.Evening and weekend coverage is required during peak snow season. Knowledge of:

1.How OSHA regulations affect on-the-job tasks, including use of chemicals, equipment, and procedures for the safe handling of chemicals and equipment. 2.Safe and proper operation of power tools, hand tools, lawn care and snow removal equipment. 3.Basic problem solving and troubleshooting skills. 4.Maintenance of grounds-care equipment. 5.Repair and maintenance of plumbing, electrical and HVAC systems. 6.Basic carpentry, dry wall repair and painting. 7.Fire and safety codes. 8.Care of lawns, trees, shrubs, and other plants.
